Light Fixture and Ceiling Fan Installation: Chicago Handyman Electrical-Adjacent Work

A flickering ceiling light. A bare bulb where a fixture used to be. A ceiling fan that wobbles every time you turn it on. Lighting fixtures and ceiling fans are among the most frequently replaced and installed items in Chicago homes—and they’re squarely in a handyman’s scope of work. Swapping a light fixture or installing a ceiling fan where wiring already exists is straightforward handyman work that improves both function and appearance.

Chicago homes span the full range of lighting situations: original knob-and-tube wiring in pre-1950s homes (which requires an electrician, not a handyman), standard modern wiring in mid-century homes, and builder-grade fixtures in new construction that owners want to upgrade. Knowing what’s handyman-level fixture work vs. what requires a licensed electrician keeps your home improvements safe and legal.

Quick Answer: What Light and Fan Work Can a Handyman Do?

A handyman can install and replace light fixtures, ceiling fans, and wall sconces where the electrical wiring and junction box are already in place and properly rated. This includes swapping an old fixture for a new one, installing a ceiling fan on an existing fan-rated box, replacing wall sconces, and upgrading bulb types. A handyman cannot run new electrical wiring, install new junction boxes, work on electrical panels, or modify existing circuits—those tasks require a licensed electrician in Illinois.

Light Fixture Installation and Replacement

Ceiling light fixtures. The most common fixture job. We remove the old fixture, verify the existing wiring and box are in good condition, and install the new fixture. This includes flush-mount fixtures, semi-flush fixtures, pendant lights, and chandeliers (up to a reasonable weight that the existing box can support).

Wall sconces. Wall-mounted light fixtures in hallways, bedrooms, and bathrooms. Installation requires an existing junction box in the wall. If no box exists, an electrician needs to install one first.

Under-cabinet lighting. Plug-in and hardwired under-cabinet lights in kitchens. Plug-in units are simple installs. Hardwired units require an existing power source in the cabinet area.

Outdoor light fixtures. Porch lights, entryway fixtures, and outdoor wall lights. Replacement of existing outdoor fixtures is handyman work. New outdoor fixture installations that require new wiring need an electrician.

Vanity lighting. Bathroom vanity lights above mirrors. We replace existing vanity fixtures and install new ones on existing junction boxes.

Ceiling Fan Installation

New fan on existing fan-rated box. If your ceiling already has a fan-rated (heavy-duty) junction box, installing a ceiling fan is straightforward handyman work. We mount the fan bracket to the box, connect the wiring, attach the fan, and balance it.

Fan replacement. Swapping an old ceiling fan for a new one on the existing mounting hardware. This is one of the simpler fan jobs.

Fan with light kit. Ceiling fans that include integrated lighting. Installation is the same as a standard fan, with the added step of connecting the light kit wiring.

Fan balancing. Wobbly ceiling fans are annoying and can be noisy. Fan balancing involves adjusting the fan blades and using a balancing kit to eliminate wobble. This is a quick handyman fix.

Important: Installing a ceiling fan on a standard (light fixture-only) junction box is unsafe. Ceiling fans are heavier and create vibration that standard boxes aren’t designed to handle. If the existing box is not fan-rated, a licensed electrician must install a fan-rated box and brace before we install the fan.

What Requires a Licensed Electrician

Running new wiring. Any new electrical circuit or wire run requires a licensed electrician.

Installing new junction boxes. Adding a new box in a ceiling or wall requires an electrician.

Electrical panel work. Any work involving the electrical panel requires a licensed electrician.

Fan-rated box installation. If the ceiling doesn’t have a fan-rated box, an electrician must install one (including blocking between joists for proper support).

Knob-and-tube wiring. If your Chicago home has original knob-and-tube wiring (pre-1950s), any fixture work requires a licensed electrician who can safely work with and update this older wiring system.

Outdoor wiring. New outdoor lighting circuits require a licensed electrician.

Chicago Home Lighting Considerations

Older homes with plaster ceilings. Pre-1950s Chicago homes with plaster ceilings may have old-style junction boxes that aren’t rated for modern fixture weights. Heavy chandeliers and large fixtures require box verification and possibly electrician-upgraded mounting.

Floors with low ceilings. Some Chicago basement apartments and older buildings have low ceilings (7–7.5 feet). Ceiling fan selection is important in these spaces—low-profile (hugger) fans are designed for ceilings under 8 feet.

Condo building rules. Some Chicago condo buildings have rules about exterior light fixture changes (affecting the building facade) and about fixture weight limits in common-element ceilings. Check your building rules before changing exterior or ceiling fixtures.

Energy efficiency upgrades. Chicago homeowners increasingly upgrade to LED fixtures for energy savings. We install LED ceiling fixtures, LED bulb retrofits, and smart lighting fixtures (Wi-Fi and Zigbee-connected lights).

What Is Included in Fixture and Fan Installation

  • Removal of the old fixture or fan.
  • Verification that the existing wiring and junction box are in good condition and properly rated.
  • Installation of the new fixture or fan.
  • Wiring connection (hot, neutral, ground, and switch leg for fans).
  • Fan balancing (for ceiling fans).
  • Testing all functions (light on/off, fan speeds, reverse direction, light dimming if applicable).
  • Disposal of the old fixture or fan.

Our Installation Process

Step 1: Assessment.
We check the existing wiring, junction box type and rating, and ceiling/wall condition. If the box isn’t rated for the new fixture or fan, we tell you upfront that an electrician is needed first.

Step 2: Old fixture removal.
The power is turned off at the breaker, and the old fixture is carefully removed.

Step 3: New fixture installation.
The new fixture or fan is mounted to the junction box, wired according to code, and secured.

Step 4: Testing and balancing.
Power is restored, all functions are tested, and ceiling fans are balanced to eliminate wobble.

Pricing Factors

  • Fixture type and weight. — A simple flush-mount light is faster than a heavy chandelier.
  • Number of fixtures. — Multiple fixtures in one visit are more efficient.
  • Ceiling height. — Standard 8-foot ceilings are easy. Vaulted and high ceilings require taller ladders.
  • Existing box condition. — A good existing box is straightforward. A damaged or outdated box may require electrician involvement.
  • Fixture provided by customer or us. — If we supply the fixture, the hardware cost is included.

FAQ: Light Fixture and Ceiling Fan Installation

Q: Can you tell if my ceiling box is rated for a fan?
A: Yes. Fan-rated boxes are labeled and mounted with special braces between ceiling joists. Standard light fixture boxes are not rated for fan weight and vibration. We check during the assessment step.

Q: My ceiling fan wobbles. Can you fix it?
A: Yes. Fan balancing is a quick fix. We adjust the blade pitch and use a balancing clip to eliminate wobble. Most wobble issues are resolved in 15–30 minutes.

Q: Can you install a smart light fixture?
A: Yes. Smart fixtures (Wi-Fi, Zigbee, Z-Wave) are wired the same way as standard fixtures. We install the fixture and help you connect it to your smart home system.

Q: Do you provide the fixtures and fans?
A: You can provide your own, or we can help you select and supply fixtures and fans based on your preferences and budget.

Q: How long does fixture installation take?
A: A standard ceiling light fixture: 20–40 minutes. A ceiling fan: 45–90 minutes. A chandelier: 1–2 hours depending on complexity. Multiple fixtures in one visit are more efficient.

Q: What if the wiring looks old or damaged?
A: If we find damaged, frayed, or outdated wiring during fixture removal, we stop and recommend a licensed electrician to address the wiring before we install the new fixture.
